If you are not unemployed but still having difficulty making your mortgage payments, you may qualify for the Home Affordable Modification Program (HAMP®). HAMP can reduce your mortgage monthly payments in order to make them more economical and sustainable in the long term.

Alternative Capital Reduction Program (PRA)
If your home is currently worth much less than what you owe on it, the MHA Alternative Capital Reduction Program (PRA) has been designed to help you because it encourages mortgage managers and investors to reduce the amount you owe on your home. .
More than 100 mortgage managers participate in HAMP and can evaluate homeowners to reduce the capital they owe. Participating administrators are required to write standard standards for the PRA request. Some of the biggest administrators are Bank of America, CitiMortgage, JP Morgan Chase and Wells Fargo
Second Grade Mortgage Modification Program (2MP)
If your first mortgage was modified under HAMP® and you have a second mortgage on the same property, you may also qualify for a modification or reduction of capital on your second mortgage through the Second Degree Mortgage Modification Program (2MP) of MHA 2MP works together with HAMP to provide homeowners with second mortgages with extensive solutions to increase affordability and long-term sustainability. If the administrator of your second mortgage participates, you can evaluate it for a second degree mortgage modification.
Rural Housing Services Loan Administration

The three agencies: FHA, VA and USDA offer mortgage modification programs for rural homeowners to reduce their monthly mortgage payments to no more than 31 percent of their verified gross monthly income (before taxes), making monthly payment much easier of the mortgage. If you have a loan secured by the Secured Home Loan Program of Section 502 of the US Department of Agriculture. (USDA), you may qualify for a program offered by that government agency. Home Affordable Refinancing Program (HARP)
If you are not behind on your mortgage payments but have not been able to obtain traditional refinancing because the value of your home has decreased, you may be eligible to refinance through the MHA Home Affordable Refinancing Program (HARP). HARP refinancing loans require a loan application and a mortgage loan application evaluation. Ask your mortgage manager (the company to which you make your mortgage payments) if you participate in HARP. Not all administrators participate. Contact Fannie Mae or Freddie Mac to help you determine if you qualify for HARP.
